Scheme description
We were invited to design a masterplan in support of Barratt East London’s bid for this very prominent site south of the Olympic Village adjacent to the Bromley-by-Bow tube station.

The brief was to provide 750+ residential units including 40% housing suitable for families, a 2000sqm healthcare centre and 1500sqm of retail. Access to the tube station was to be improved.
We suggested to place a public square in the heart of the site which is then animated by retail, community and healthcare uses.

The residential buildings are grouped around semi-private courtyards surrounded by 5- and 6-storey residential blocks. This layout allows us to maximise the space at ground floor, which is then made available for family accommodation with its own private gardens.

Three towers of 9, 18 and 27 storeys in height form a buffer to the busy Blackwall Tunnel approach and create a landmark signalling the regeneration of the site.
The healthcare facility is proposed to be accommodated in the refurbished original building of the Victorian St. Andrew’s hospital, which with its clock tower retains a sense of history and character for this new quarter.
